The property market continues strong with our team busy helping Falkirk move. The summer holidays are a great time to move home because it means you’ll be fully settled into your new place by the next school holidays, also known as Christmas time. The post-pandemic delays in sorting the paperwork once an offer has been accepted means you really need to factor a little longer into your home-move timeframe.

Let’s have a brief look at what’s been happening over the last month in the local property market around Larbert, Bonnybridge & Denny.

There are currently 168 properties available on the market in the area. The month prior there were 142. There were 114 new properties that came to the market in June. In July, there were 93. This is a usual pattern for the local property market at this time of year. During the Summer, people who might “fancy” moving home will put it off. This means that those buying and selling are really serious about the move, perhaps a new baby is on the way or a new job starting, so you’re likely to get fewer browsers.

In July, 90 sales were agreed. The month before, 89 sales were agreed. This demonstrates how there is still strong activity levels locally, despite the media claims of a cooling market. There are 4 slow movers on the market in the Larbert, Bonnybridge & Denny areas. This means a property that has been on the market for 12 weeks or more. In June, there were 7 so this also shows how demand is high.

The talk of an impending property crash can be explained as media sensationalism. There is cooling in the market prices but after the last couple of years, this is to be expected. Babies are still being born, families' needs will continue to change, people will pass away, and others will get married or the opposite. 

Whatever happens with the cost of living and other external forces, the property market continues to rumble on. People often have to move home, rather than choose to. Don’t worry too much about the scaremongering and instead, focus on your needs and the needs of the people you’re closest to.

In June, each property in the Larbert, Bonnybridge & Denny area had average daily views on Rightmove per property of 296. In July, this had decreased slightly to 283. This is the average of the top ten agents in the area. 

Some agents were only averaging 37 views per property per day in July. It really can make a difference to your chances of selling your home by choosing the right agent.
