Autumn has definitely arrived, bringing with it a flurry of motivated homebuyers and sellers who would like to get their home moving journey well underway before Christmas. 



If you are considering putting your property on the market, then now is an excellent time. Many people think of autumn as a second New Year. The start of the academic year feels like a fresh start, leading to a jump in interest in the property market.



The average price of a house in the UK was £265,100 in September.



Let’s have a brief look at what’s been happening over the last month in the local property market around Larbert, Bonnybridge & Denny.



There are currently 187 properties available on the market in our area. Last month there were 197, in July there were 203; in June, there were 297; In May, there were 163; and In April, there were 159 properties available on the market around Larbert, Bonnybridge & Denny. 

There has been a steady flow of properties coming onto the market each month. In September, there were 82; in August, there were 93; in July, there were 96; June, there were 111; in May, there were 82; and in April, there were 81. This is great news for buyers, as it means there is lots of choice. 

In September, 77  sales were agreed around Larbert, Bonnybridge, & Denny. In August, there were 102; in July, 98. The local market is remaining busy, despite the doom and gloom in the national media concerning the property market. In June, 99 sales were agreed; in May, 85 sales were agreed; and in April, 74 sales were agreed. 

In April, we saw 16 price reductions across Larbert, Bonnybridge & Denny. In May, there were 12; in June, there were 18; in July there were 24; in August, there were 19; and in September, there were 20. There has not been a huge spike in the number of sellers that are reducing the price of their properties, so don’t believe everything you read in the media. When properties are priced properly, they sell quickly. Setting an unrealistically high asking price at the outset can delay your move by several months.

In September, there were 37 slow movers across Larbert, Bonnybridge & Denny. This is a property that has been on the market for 12 weeks or more. In August, there were 32; In July there were 23 ; in June, there were 27; in May, there were 21; and in April, there were 28.  The school summer holidays in August tend to have an effect on the property market as many people put their house hunting on hold during them, which is reflected in the spike in the number of slow movers in the area in September.

Average daily views per property on Rightmove for properties listed by Alexander Taylor were 259 in September, which was 64.2% higher than average. Rightmove has also confirmed that we were the agent with the most views per property in Larbert, Bonnybridge & Denny during September.
