Christmas songs are on the radio, there’s a flurry of activity in the shops and the promise of lots of fun with our loved ones. It is also the season for questions like whether a home is large enough for the whole family or whether, children having flown the nest, it is too large? 

New Year means new beginnings for many and so inevitably the thought of a new home is on many people’s minds. All this means that the property market is approaching its traditional busy season.

Let’s have a brief look at what’s been happening over the last month in the local property market around Larbert, Bonnybridge & Denny.

There are currently 184 properties available on the market in the area. The month prior there were 210 and in September there were 198. There were 105 new properties that came to the market in September. In October, there were 113 and in November there were 76. This is not unusual for this time of year with many families busy as we approach Christmas and the end of term. 

In July, 90 sales were agreed upon. In August, this figure was 126 and in September it was 130. In October and November it dropped slightly to 89 and 87 respectively. There are still strong activity levels locally, despite the media doom-mongering that’s been rife over the last few months.

There were 11 price reductions in August across  the Larbert, Bonnybridge & Denny areas. In September, this number was 9 and in October it was 13. In November it rose slightly to 19 This could imply that some sellers’ or agents’ expectations of what the market is prepared to pay are not in line with reality. 

There are 25 slow movers on the market in the Larbert, Bonnybridge & Denny areas. This means a property that has been on the market for 12 weeks or more. In August there were 15, in September there were 19 and in October there were 20. This could be indicative of the prices the market is prepared to pay not being the same as what sellers and some agents are expecting. When property prices have been as high as the last two years, at unprecedented levels, it can be hard for sellers and some agents to adjust when they start to cool as they have now.

In November each property in the Larbert, Bonnybridge & Denny area had average daily views on Rightmove per property of 145.1 This is the average of the top ten agents in the area. Average daily views per property on Rightmove for properties listed by Alexander Taylor were 220 in October.
