Encouraged by the slow but steady return of warmer weather, homebuyers and sellers are coming out of hibernation, and the local property market is getting increasingly busy. It is something that estate agents fondly refer to as The Spring Rush! 

Homebuyers who wish to be settled in their new homes in time for Summer know that they are now in a race against the clock to find a property and give themselves enough time for the purchase to be completed.

Let’s have a brief look at what’s been happening over the last month in the local property market around Larbert, Bonnybridge & Denny.

There were 172 properties available on the market in our area in February. Last month, there were 168. In January there were 157; in December, there were 135; in November, there were 184; and in October, there were 210. 

There has been a steady flow of properties coming onto the market each month. In March there were 85; in February there were 80; in January, there were 61; in December, there were 34; in November, there were 76; and in October there were 113.

In March 90 sales were agreed around Larbert, Bonnybridge & Denny. This was 3 more than were agreed in March 2022 demonstrating that the Larbert, Bonnybridge & Denny property market remains busy despite rising interest rates. In February, 83 sales were agreed; in January, 78 sales were agreed. In December, there were 29; in November, 87; and in October, 89. There is a high level of activity in the local property market, and we expect this to continue as we head towards summer.

In October, we saw 13 price reductions across Larbert, Bonnybridge & Denny. There were 19 in November, 10 in December, and 16 in January. In February the number of price reductions fell to 5. In March it rose again to 17. This is likely a result of sellers wanting to capitalise on the Spring Rush by making sure that their property catches the eye of motivated homebuyers. When houses are priced properly, they sell quickly. Setting an unrealistically high asking price at the outset can delay your move by several months.

In March, there were 32 slow movers across Larbert, Bonnybridge & Denny. This means a property that has been on the market for 12 weeks or more. In February there were 45; in January there were 41; in December there were 30; in November there were 25; and in October there were 20.

In October, each property in Larbert, Bonnybridge & Denny had an average of 159.9 daily views on Rightmove per property. In November, it fell to 145.1, and in December, it fell further to 108.8. In January the average daily views on Rightmove per property sprang back up to 160.4; in February increased further to 186.7 and in March soared to 206.2 showing that activity levels in the local property market are at their highest in six months.

Average daily views per property on Rightmove for properties listed by Alexander Taylor were 290.9 in March, which was 41.8% higher than average.
