The wettest July on record followed the hottest June on record, according to the Met Office, but the wet weather did not dampen the property market. 

Summer is always a busy time for the property market. The summer holidays give people a chance to reassess their lifestyles, leading to many of them deciding to put their properties on the market.  Buyers and sellers are also aware that if they would like to be settled in their new homes in time for Christmas, they need to start looking now.

Let’s have a brief look at what’s been happening over the last month in the local property market around Larbert, Bonnybridge & Denny.

There are currently 203 properties available on the market in our area. This is an increase of 20.8% compared to the same month last year. In June ‘23, there were 297 properties available on the market around Larbert, Bonnybridge & Denny; In May, there were 163; In April, there were 159; in March, there were 172 available; and in February, there were 168 properties available on the market in our area. 

There has been a steady flow of properties coming onto the market each month. In July, there were 96; June, there were 111; in May, there were 82; in April, there were 81; in March, there were 85; in February, there were 80; and in January, there were 61. This is great news for buyers, as it means there is lots of choice. 

In July, 98 sales were agreed around Larbert, Bonnybridge, & Denny. That was 8.8% more sales agreed than during July ‘22. The local market is busier than ever, despite the doom and gloom in the national media concerning the property market. In June, 99 sales were agreed; in May, 85 sales were agreed; in April, 74 sales were agreed; in March, there were 90; and in February, 83 sales were agreed. 

In February, we saw 5 price reductions across Larbert, Bonnybridge & Denny. In March, there were 17; in April, there were 16; in May, there were 12; in June, there were 18 and in July there were 24. When properties are priced properly, they sell quickly. Setting an unrealistically high asking price at the outset can delay your move by several months.

In July there were 23 slow movers across Larbert, Bonnybridge & Denny. This is a property that has been on the market for 12 weeks or more. In June, there were 27; in May, there were 21; in April, there were 28; in March, there were 32; and in February, there were 45.
