As we leave the Spring market behind and step into the Summer market, a brief look at what’s been happening over the last month in the property market shows some encouraging signs.

During May 2022, the local market of Larbert, Bonnybridge, and Denny had 110 properties available. Of these 110, 66 were new to the market that month. 

In the same time period, 69 properties were sold. This shows that there is strong buyer demand in our area. This is also demonstrated by the price reductions, of which there were only 5.

Despite the high demand, the need for excellent marketing and a skilled estate agent is still a necessity as there are 5 properties that have been on the market for 12 weeks. The industry jargon for these types of properties are ‘slow movers’, particularly in the property market of the last 2 years, which has been record-breaking in many ways.

The annual figures demonstrate how strong the property market has been in FK4, FK5, and FK6.

Properties in FK4 had an overall average price of £165,825 over the last year.

Overall, sold prices in FK4 over the last year were 5% up on the previous year and 9% up on the 2018 peak of £152,541.

Properties in FK5 had an overall average price of £201,955 over the last year.

Overall, sold prices in FK5 over the last year were 9% up on the previous year and 15% up on the 2019 peak of £175,535.

Properties in FK had an overall average price of £187,539 over the last year.

Overall, sold prices in FK over the last year were 4% up on the previous year and 14% up on the 2019 peak of £164,793.

Seeing those figures really gives a sense of just how unusual the market has been.

In May 2021, the average daily views on Rightmove per property were nearly 400. Last month, they were 326 per property per day. This has also decreased from last month when it was 340 per property per day. 

This reduction is not a sign of a crash or anything so dramatic. It is merely a slowing and, hopefully, a sign of the market starting to correct itself. This should mean that demand and supply are more balanced and prices settle once again.

Some agents are only reaching 54 views on average per day so it really is worth ensuring you carefully choose someone to support you on your move that provides the highest quality marketing and personal service. After all, your property is more than likely the biggest financial asset of your whole life. Make sure you’re going to be looked after properly.
