Are You Forgetting This Secret To Selling Your Home?

If you’re thinking of selling your home think back to when you first went to look around it and ask yourself “what made me buy it?”.  Did the curb appeal grab you? Was it all about the location? Or was it actually the finer details that gave you ‘that feeling’ the minute you walked through the door?  A stunning bay window seat or a kitchen kitted out with all the culinary gadgets you could wish for may have been the trigger to you snapping it up and it’s these features that you need to capture within your marketing and make your home stand out from the crowd. Make a list of all the things you love about your home and use these to turn your viewer into a buyer.

To get you started here are four ways you could grab house hunters attention:


  1. The first thing to consider when preparing your home for sale is the staging of it. You want to show potential buyers a lifestyle to aspire to, paint them a picture of what it could be like to live in your home and give them ‘that feeling’ you had all those years ago when you first walked through the door.


  1. Really paint a picture of what it’s like to live in your home. Show viewers how you use your home and at viewings talk through what practical and interesting features it has. If you have an open plan living space highlight how it works for your family. Does the master bedroom have a wonderful vista? Make sure you have a chair perfectly positioned to take it in, perhaps stacking some books next to it to show how you like to chill out with a good book as you take in the sunset.  If you can help your viewers visualise the house as a home, they will then imagine themselves living in it


  1. Determine what the USP (unique selling point) of your home is and exploit that to the fullest. Do you have bifold doors leading out to a pretty patio? Set up a great alfresco dining space to show viewers how you bring the inside out during the warmer months. Do you have clever storage under the stairs? Then make sure to show this to people looking around your house – you’ll be surprised it’s the finer details that will really getting potential buyers brains ticking.


  1. Ditch the old cliché wide-angled photos of rooms in your marketing. Do like our photographers do and find evocative details: a roaring log fire, a freshly-baked cake on the kitchen table or even a jug of lemonade sat on a patio table with the sun beaming behind to evoke summer evenings enjoying the outside space. A large part of buying a house takes in all manner of lifestyle choices so be sure to reflect that in your photos.
