When you first instructed your estate agent, I imagine you had complete confidence in them. Signing the contract, you probably never had a second thought that you would have to leave them or even think about going with another estate agent. However, weeks or months down the line you are not happy. At first you had a flurry of viewings and thorough feedback after each one. But it’s been a while since you had a viewing, in fact it’s been ages since you’ve spoken to your agent. You’ve called them but they don’t call you back. When you do finally get through to them all they seem to tell you is to drop the price. A very frustrating response considering you went with their guidance on the asking price in the first place.
When you initially spoke to your agent about selling your home, they were extremely attentive but now things aren’t going to plan and your home isn’t selling, you feel like you are becoming a thorn in the agent’s side. An annoyance, a disruption. They do not appear to be interested in you and your home anymore.
You are not alone in feeling like this. We speak to many homeowners that decide to change agent and sell with us and the biggest reasons are lack of communication and pressure to reduce the asking price. So, if you find yourself in this position what can you do about it? Can you change estate agent and if so, how?
You can of course change agent, it is your house and completely your prerogative on who you sell with. You are in the driving seat and you can change course anytime. There is a process that most agents will ask you to follow and this will be stated in the agency agreement/contract you initially signed.
But before you do go jumping ship, ask yourself, is it worth giving them one last shot? Sometimes the relationship between the seller and estate agent has broken down that much that it is clear there is no going back. However, sometimes the situation is fixable. All that is needed is a full and frank conversation with the agent and a whole load of effort on their part. If you feel you have it in you to give them one last chance, speak to them and tell them so. Have a strategy meeting and include the branch manager. Ask them what they can do to help sell your home that doesn’t include dropping the price. Tell them how often you want to be communicated with and then monitor the progress. If they fail at keeping to their side of the bargain then it’s time to move agent.
You will usually need to give your current estate agent notice that you want to exit their service. Check the agency agreement/contract you signed when you originally instructed them. It should list the minimum amount of time you have to advertise your home through them. This is usually around 12 weeks but will vary. It will also state the amount of notice you have to serve them to exit the agreement. This also varies but is usually around the four – six-week mark.
If your agent has done something that you really are not happy with and you want to get out of your contract immediately, I would speak to them about the issue and formally complain in writing to the agent. Once you have served notice, speak to your new estate agent about a launch plan and dates. If possible, take your home off the market for a little while, then when you launch with your new agent it will recreate that first bit of enthusiasm and activity that a new home coming to market has. Hopefully, this time, working with the right agent for you and with the right marketing, it will work and you will sell.
